Lease Information/Terms

Lease Terms:
Arbors of Traverse offers flexible lease options on apartment homes to new Residents. One to eleven month lease terms are provided with a monthly short-term fee. Current residents are offered more flexible renewal terms.

Pets:
Birds, fish, small caged mammals, up to two cats  or one dog are the only pets permissible. Residents may have a combination of one cat and one dog.  The following breeds of dogs are prohibited:  Rottweiller, Pit Bull, Bull Terrier, Staffordshire Bull Terrier, American Staffordshire Bull Terrier, Mastiff, Chow, Doberman,and and wolf/dog mix. Veterinary records will be required to verify dog breed. Additional deposit, pet fees, and rent applies to Residents with pets residing in their apartment homes.

Dogs must be brought to the Leasing Office to have their picture taken for our photo identification files.

Parking:
The number of allowable vehicles is determined based on the unit size and location. All garages must be used for vehicle parking at all times. Garages and exterior parking spaces may not be used for storage of recreational vehicles, boats, trailers or snowmobiles.

Priority Waiting List:
When homes are not available at Arbors of Traverse, interested prospective Residents have the option to be placed on a priority waiting list. Prospective Residents are placed on a priority waiting list on a first come, first serve basis. To be placed on a priority waiting list, an applicant must complete an Application for Residency, place a minimum deposit of $75.00 and pay the applicable application fee. The deposit is refundable if a home at Arbors of Traverse does not become available in time or is not accepted by the applicant. Once the rental home is taken off the market for a prospective Resident, the deposit becomes non-refundable.

Guaranteed Reservations:
Rental homes are held off the market upon receipt of a completed Application for Residency, applicable application fee and a $75.00 deposit. Upon the receipt of the deposit, we will confirm the reservation in writing and guarantee that the selected rental home will not be offered to anyone else unless the reservation is cancelled prior to the move-in date. The $75.00 holding deposit will only be refundable if the prospective Resident cancels the reservation within 72 hours of the date the Reservation Agreement was signed and not thereafter, or if the application is declined by Arbors of Traverse. Arbors of Traverse reserves the right to cancel the reservation and place the selected apartment home back on the market if the application is declined or if prospective Resident fails to submit an Application for Residency and applicable fee within 72 hours from the date the deposit was received, or fails to provide within 48 hours of request, information or documents necessary to process the application. We are not liable to the new Resident if the rental home is not ready for occupancy at the requested time because of the previousoccupant’s holding over or because of a reason beyond our direct control.
